A bridge loan provides that $300,000 for those 14 days. Once your old house sells on the 15th, you use the money from that sale to pay off the bridge loan immediately.

Most traditional banks will only give you a bridge loan if you have a firm sale agreement on your current home (meaning the buyers have removed all subjects). If you do not have a firm sale yet, you will likely need to look at private mortgage lenders who offer more flexible terms.

How Fast Can You Get a Bridge Loan in BC?

Speed is the main reason people use these loans. If you are in a “multiple-offer” situation in a place like Surrey or Victoria, you don’t have weeks to wait for paperwork.

  • With a Firm Sale: If your current home has a firm sale agreement, most lenders can process a bridge loan in 48 to 72 hours.
  • Without a Firm Sale: If you haven’t sold your house yet but have plenty of equity, private lenders in BC can often move just as fast, focusing on the value of your property rather than the sale contract.
